If you want to see how not to price a house in this market, 27 Martin Road might be a good place to start. With four bedrooms and one bath, it was listed at $339,900 when it went on the market in early February–in “as-is” condition. Uh-oh. By February 15, it was down $15,000 and, this past week, the asking price was dropped another $15,000 to $309,900. But with eight other Verona homes priced between $300,000 and $350,000 right now, it’s anybody’s guess whether the latest cut is enough to push this fixer-upper into the “sold” column.
This is not the only home to have gone through multiple price cuts. 80 Morningside Road in the Forest Avenue elementary school district has also been cut again, to $397,000. It’s original asking price was $425,000. Nearby, 99 Morningside Road has had its price lowered by $30,000 to $429,000. 41 Floyd Road is now $418,000 after a $10,000 cut this past week. There was also a slight adjustment to the price at 40 Grove Avenue, which is now $359,900.
There’s an open house at 40 Grove today from 2 to 4 p.m. You can also visit 11 Morningside Road during the same hours, and 45 Grove Avenue is open for viewing from 1 to 5 p.m. There are also open houses at three of the one-bed, one-bath condos for sale around town. More details here.
