Real Estate: What They Sold For

It’s a seller’s market in Verona.

You can see it in the results for listings like 89 Lynwood Road, a four-bed, two-bath Cape that was priced at $365,000 when it was listed last September. It sold at $371,000. Or consider 7 Pease Avenue. The four-bed, 2 1/2 bath home just across from Verona Park was listed last October at $399,900. It closed in December at $435,000

Not everything goes that way. 33 Durrell Street, a Cape-like house with five beds, three baths and a finished basement, was listed in April 2016 at $630,000. That turned out to be wildly optimistic, with the house finally closing in June of this year at $450,00089 Sunset Avenue, a large house with 5 bedrooms, three bathrooms and an in-ground pool was listed in November 2015 at $1,200,000. It went through a few price adjustments over the ensuing months, and ultimately sold for $999,999, although that was still above its assessed value.

Just something to keep in mind as you browse through this weekend’s Verona real estate activity. There are just two new listings, five open houses and no listings with price changes. Here’s what’s happening, from lowest priced to highest in each category:

NEW LISTINGS
14 Beechwood Road: 2 beds, 2 baths. Updated kitchen, detached garage. $399,000. Open house Sunday, 1 to 4 p.m.

25 Gordon Place: 6 beds, 4 1/2 baths. Tudor on quiet cul-de-sac. Country kitchen, finished basement. $1,221,111.

OPEN HOUSES
14 Beechwood Road: 2 beds, 2 baths. Updated kitchen, detached garage. $399,000. Open house Sunday, 1 to 4 p.m.

59 Hillside Avenue: 4 beds, 2 baths. Eat-in kitchen, finished basement. $439,000. Open house Sunday, 1 to 4 p.m.

8 Burdett Lane: 2 bed, 2 1/2 bath attached townhouse. For sale by owner. Built 2014. $469,900. Open house Saturday and Sunday 1 to 4 p.m.

20 Church Street: 4 beds, 2 1/2 baths. Gut-renovated colonial with porch. New mechanicals, finished basement. $629,000. Open house Sunday, noon to 2 p.m.

46 Fairview Avenue: 6 beds, 4  full and 2 half baths. Completely rebuilt home with open floor plan. $1,099,000. Open house Sunday, 1 to 4 p.m.
