Real Estate: Price Correction Weekend

Just when  it looked as if all the pricing problems had been shaken out of the Verona real estate market, we get a weekend like this: Eight listings with price corrections.

Some are minor adjustments, like the $10,000 taken off the asking price at the fully renovated single-family house at 109 Forest Avenue. Some are more significant, like the $40,000 reduction at 2 Claridge Drive Unit 5AW, a renovated 1 bed  condo.

But potential sellers should not despair. Closing prices in Verona recovered significantly in the first half of 2013, and 31% of all closes took place at a figure above the final asking price.

Here’s what’s happening on the final week of July:

52 Oakridge Road: 3 beds, 3 baths. fully renovated. Eat-in kitchen, finished basement. $684,900. Open house Sunday 2 to 4 p.m.

49 Cypress Avenue: 3 beds, 2 baths. Split-level on dead-end street. Cut $25,000 to $424,900.
